  • Be objective

  • Start from the outside before you analyze the inside.

  • Curb appeal is VERY important. You never get a second chance to make a great first impression.

  • Decorate the front and back porch with inviting, colorful plants. Buyers will get a great feeling about the home BEFORE THEY ENTER when they see the outside is well maintained.

  • Remove all browning or dyeing plants and tree limbs. Make sure the front yard is free of all debris, children’s toys and pet debris.

  • If needed, pressure wash drive way, roof and house. It is a BIG TURNOFF when a buyer sees a greasy, stained driveway.

  • The Interior

  • As soon as the front doors open, you want the view to have as much of an open feel as possible. Move furniture to create greater floor space. It allows the buyer to envision their furniture setup.

  • Make sure door jams are clean as possible. If rotted, make repairs.

  • Do not have boxes “piled up”. You’re moving so put them in a storage unit. This can easily lead to a higher price and faster sale.

  • If walls are painted with “BOLD COLORS”, paint walls a neutral color. This makes it easier for the buyer to envision there “palate” and design.

  • Keep television off and pets out of the way. They will distract buyers and break their focus as they play with your pets, or even worse, they don’t like pets!

  • Always have beds made, keep laundry out of sight by using laundry baskets.

  • Bathrooms are immaculate!

  • Mop and wax/polish floors.

  • Replace outdated hardware.

  • Replace old caulking around sinks and bathtubs. Remove stains from sinks, toilets and bathtubs Keep all toilet seat lids closed and hang fresh towels.

  • Remove family photos. You want the buyer to “picture” their family photos in their new home. 

  • NO DIRTY DISHES IN THE SINK!

  • Use air fresheners to remove pet, food odors or smoking. You may even want to steam clean carpets & floors.

  • BUYERS DON’T LIKE DARK HOMES! Open shades, blinds & drapes and turn on lights.

  • LEAVE THE HOME! Do not interact with the buyers. This is detrimental to the process and buyers will spend more time in your home if you are not there and be much more comfortable looking at what your home has to offer.

  • Remove all valuables and ask a family member, trusted friend or neighbor to hold expensive jewelry & medications. ESPECIALLY IF YOU HAVE AN “OPEN HOUSE” as it is impossible to monitor numerous visitors.
