A well informed buyer & seller should be aware the average life span of a typical ac system in south Florida is 10-12 years. This may be part of negotiations at contract stage depending on the home inspection. Since not all home inspectors are former ac technicians, I would recommend an ac company perform an inspection if anything negative arose or as confirmation the system is in good shape. Typical cost is $85-$125. Good maintenance records are great for the seller.
Yes, I've seen ac systems that were 20 years old, but had multiple major repairs & cost a fortune to operate. These are usually inland west of the turnpike I've also seen the rusted out bucket of bolts on the beach that were only 6 years old. The average age information was provided by a local utility.
