The first thing you need to do is look at your home thru critical eye's, disassociate yourself from your home. It's hard to let go, say to yourself I'm moving on this is just a product i need to let go of. Don't look backwards, look forwards toward the future. Pack up all your personal items first, de-clutter, you want people to see themselves living there. Try this if you have not used it a year you probably don't need it, donate it or throw it away. Pack up those knickknacks, books, keep your kitchen and bathroom counters cleaned off store your everyday items in a box under the counter or in a closet. this is getting you into the mindset of letting go and moving on. Organize your cabinets and closets BUYERS LOVE TO SNOOP, when they see everything neatly organized and put away it sends them the message that you take care of you property. You may want to rent a storage unit, homes show better with less furniture. Please remove everything that is not being included in the sale ie window treatments, chandeliers take them down now and replace them if necessary. Make any minor repairs patch any holes in the walls, replace cracked tiles, leaky faucets and if possible fresh paint in neutral color. Make your house sparkle inside and out. Finally step outside and look at your house is it appealing, welcoming. Keep your lawn mowed, trim the bushes, keep your sidewalk clean, pick-up some potted plants for your porch. Good Luck
