My my the world of a Realtor. Wrote up 3 contracts all together this last 7 days, one for a house in Boynton Beach, a condo in Greenacres and a apartment rental in Delray Beach. Had 3 different contracts with 3 different HOAs swirling in my head amazed I slept as well as I did! Learned through baptism by fire that condos are a tricky thing unfortunately the condo in Greenacres the Condo Association does not have enough money in reserves. Lesson number 1 learned! Always ask for the budget and get very suspicious when the listing agent puts you off until inspection day. Luckily we found out that there was no money in the reserves the night before the inspection so it was cancelled. Had the inspection on the home in Boynton Beach and now learned how to do an addendum on a contract when there are termites, damaged roof bad A/C AND some electrically problems. But you never know it may still be a go fast forward to today took my condos buyers back out since that contract has been cancelled and showed them 5 new condos and already put the call into a potential possibility asking for the Budget. Lesson learned! If anyone says we have an easy job they are crazy. # lovemyjob
