Pretty soon, potential home buyers may be showing up at your door! One key to making a sale is acting quickly when you have an interested prospect. As you probably know, any delay can cause the buyer to lose interest or grow impatient and look elsewhere.
To help make sure you don't miss out, I've compiled a list of some of the information and paperwork you'll need to have assembled and ready before you receive an offer.
If you don't already have it on file, start by getting the complete legal description of your property. The lot size should be recorded as part of the Property Survey Plot Plan, but you may need to measure the square footage of your house separately to provide prospective buyers with the accurate information.
Make sure the water and sewer/septic systems have been properly approved. This is primarily an issue in rural areas, but regardless of where you live, you don't want it to hold up the sale.
Gather all the information needed to disclose costs, such as tax and insurance payments, special assessments, homeowner association fees, and average heating and electrical costs for the past year.
Next, you'll need a Property Disclosure Form. A comprehensive and accurate disclosure form read and signed by the buyer is your protection against future liability. Don't leave yourself open to lawsuits with incomplete or faulty information!
It's also a good idea to get a preliminary title report. It's worth the fee you'll pay the title company, because a title report gives you the chance to fix any potential problems now, before they can derail a sale.
And, of course, check out all applicable regulations to make sure you aren't in violation of anything that could cause trouble later.
Finally, you need an ironclad, detailed contract that fully protects you and doesn't allow for misunderstandings or reneging.
